EPC CC Role: Our client was looking to convert the single storey former piggery, located within the boundary of Fields Farm on the north-east edge of Duntisbourne Abbots, into 5 self-catered holiday lets, to sleep up to 14 people.
The client had a substantive and robust business plan in place for the development of the site and had submitted a pre-planning application previously. They had also invested in a structural and ecology report, all of which contributed towards the consideration of the scheme’s viability.
EPC used the information provided by the prospective investor, current build cost data from our live cost database and a number of relevant case study examples to forecast the capital costs associated with the project. Although at this stage the costs are built up on a global cost per m2 basis, the foundations of a robust cost plan were very much present, accounting for tender price inflation, variable geographic adjustment, professional fees, as well as providing a preliminary risk register.
